Kurt Carlson Appraiser provides honest and ethical appraisals for Houston County

Honesty and Integrity: Kurt Carlson Appraiser

Typically, appraising is a long term career. The rigors of becoming a licensed appraiser have increased more than ever before. That's why it goes without question in this day and age that real estate appraisal can unquestionably be called a profession rather than a trade. In our field, as with any profession, we are bound by an ethical code.

We have many obligations as appraisers, but first and foremost we answer to our clients. Generally, for a standard residential appraisal, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Subsequently, appraisers are typically limited to only disclosing their findings to their clients, so as a homeowner, if you want a copy of an appraisal report, you generally should obtain it via your lender.

Other responsibilities include accurate sums appropriate to the parameters of the assignment, acquiring and keeping an appropriate level of competency and education, and naturally, the appraiser must bear a professional demeanor. Maintaining high ethics is what we do every day at Kurt Carlson Appraiser.

In some cases appraisers will have fiduciary responsibilities to third parties, such as homeowners, sellers and buyers, or others. Those third parties normally are spelled out in scope of the appraisal assignment itself. An appraiser's fiduciary role is limited to those third parties who the appraiser knows, based on the scope of work or other written parameters of the order.

Kurt Carlson Appraiser has worked hard for its reputation for completing appraisals with the highest of ethics. Contact us today to learn more.

There are also ethical rules that have nothing to do with whom we share information. For example, appraisers must be able to produce their work files for a minimum of five years - at Kurt Carlson Appraiser you can rest assured that we adhere to that rule.

While busy with an assignment, we follow the highest ethical standards possible. Accepting assignments where our fee is dependent on our value conclusion is never an option. In other words, we can't agree to do an appraisal report and get paid only if the loan closes. There's certainly a conflict of interest if an appraiser can report a greater value with the reward of getting paid more money! This isn't how we operate.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") also describes a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We diligently follow these rules to the letter which means you can be confident we are doing everything we can to get you an accurate home or property value.

When you engage Kurt Carlson Appraiser, we'll make sure you're getting the professional service you deserve along with the business principles we're known for.
